Clear2 Mortgage is licensed in Georgia and serves Atlanta buyers and homeowners remotely with the same wholesale access and 30-day close guarantee we deliver in Michigan. Inventory is at its highest point since 2019. Atlanta buyers finally have leverage.
Atlanta's housing market has shifted. Inventory is up 42% year-over-year through the end of 2024, reaching the highest level since 2019. After years of seller dominance, buyers now have real negotiating leverage in many neighborhoods. The question is whether your financing is fast enough and flexible enough to put that leverage to work.
Clear2 is a licensed mortgage broker serving Georgia buyers remotely. As an independent broker, we shop 50-plus wholesale lenders to find rates and programs that retail banks and online lenders can't match. We're not tied to any one bank's rate sheet, and we close in 30 days or less.
The FHA loan limit for the Atlanta MSA is $718,750, which means a far larger share of Atlanta buyers qualify for FHA than you'd expect at this price point. Georgia Dream and the Peach Advantage program add down payment assistance options that most buyers don't know they qualify for. Michael Zeidman and the Clear2 team will walk you through every program available before you apply.

Down payments as low as 3%. No PMI at 20% down. The $415K Atlanta median sits well within conventional range, and the $832,750 conforming limit covers most intown purchases without going jumbo.
Atlanta's MSA FHA limit is $718,750, which means FHA covers most intown neighborhood purchases. 3.5% down with a 580 credit score, making it the most accessible entry point into the Atlanta market.
Georgia's flagship DPA program. First-time buyers can receive up to $10,000 in down payment assistance at 0% interest, deferred until sale or refinance. Pairs with FHA, conventional, and VA loans.
Georgia's newest DPA program, launched July 2025. Conventional buyers now qualify for down payment assistance, expanding the pool of Atlanta buyers who can access DPA beyond FHA and VA borrowers.
Qualify on rental income, not personal income. No tax returns required. BeltLine-adjacent neighborhoods, West Midtown, and Kirkwood all generate strong rental demand, making Atlanta a natural fit for DSCR financing.
12 to 24 months of bank statements instead of tax returns. Atlanta has a large self-employed, business-owner, and gig-economy professional population. If your income doesn't fit a W-2, this is your program.
Access up to 90% CLTV with a revolving line of credit. Interest-only draw period, flexible repayment. Perfect for renovations, debt consolidation, or big expenses.
Atlanta is not one market. The BeltLine has reshaped appreciation patterns across intown neighborhoods, and each area has its own price range, buyer profile, and financing dynamics.
Historic Victorian and Craftsman homes alongside newer condos and townhomes. BeltLine access drives sustained appreciation. Strong conventional market, with some jumbo at the top of the range. One of Atlanta's most competitive intown neighborhoods.
Premier BeltLine access, tree-lined streets, and a mature housing stock that draws intown professionals. Conventional and jumbo both common. Buyers competing here should have financing fully in order before making offers.
A small-town feel with easier entry than Inman Park. Craftsman bungalows at price points that work for first-time buyers. FHA and conventional are both strong fits here. Strong rental demand also makes it a solid DSCR target for investors.
Industrial-to-residential conversion corridor with condos and new construction townhomes. Tech and creative class buyers dominate. Conventional financing is standard; investors targeting short-term or long-term rental income are increasingly active with DSCR loans.
More accessible intown entry points for buyers priced out of Old Fourth Ward and Inman Park. Older Victorian homes with character. FHA is a common fit here given the price range and the $718,750 MSA limit. Inventory has risen, giving buyers room to negotiate.

What credit score do I need to buy a home in Atlanta?
Most conventional loans require a minimum 620 credit score. FHA allows 580 with 3.5% down. Clear2 works with 50-plus wholesale lenders and can often find options outside those ranges for borrowers with lower scores or thin credit files.
How much down payment do I need at Atlanta's median price?
At a $415,000 purchase price, conventional starts at 3% ($12,450) and FHA at 3.5% ($14,525). Georgia Dream adds up to $10,000 in DPA at 0% deferred interest, which can cover most or all of that down payment for qualifying buyers. VA is $0 down for eligible veterans.
What is the Georgia Dream program and do I qualify?
Georgia Dream is the state's primary down payment assistance program. Qualifying first-time buyers can receive up to $10,000 as a 0% deferred second mortgage, repaid when the home is sold or refinanced. Income and purchase price limits apply. Clear2 can determine eligibility during your pre-approval call.
What Atlanta neighborhoods are best for first-time buyers?
Kirkwood and Grant Park offer the most accessible intown entry points, with price ranges that work well with FHA and Georgia Dream. East Atlanta Village is another area where inventory has risen and buyers have more room to negotiate. Clear2 can walk you through what different price points look like in each neighborhood before you start touring.
How does Fulton County property tax work?
Fulton County assesses property at 40% of fair market value. The standard homestead exemption reduces assessed value by $30,000. The City of Atlanta adds another $30,000 off assessed value plus a 2.6% floating exemption for city residents. The application deadline is April 1. Note that Fulton County opted out of the HB 581 inflation cap, so annual assessments are not capped at the inflation rate.
