VA Loan Overview

What is a VA loan, and why is it worth using?

A VA loan is a mortgage guaranteed by the U.S. Department of Veterans Affairs. The guarantee lets lenders offer no-down-payment financing without monthly mortgage insurance. For most eligible buyers, it is the lowest-cost way to buy a home.

No Down Payment

Eligible borrowers with full entitlement can finance 100% of the purchase price. That keeps your savings available for reserves, moving costs, or repairs.

No Monthly PMI

Conventional and FHA loans charge mortgage insurance. VA loans don't. On a typical loan, that can mean a noticeably lower monthly payment.

Easier Credit Approval

The VA doesn't set a minimum credit score. Lenders set their own, and Clear2 looks for the lender whose standards fit your file.

VA Eligibility

Who qualifies for a VA loan?

Eligibility is based on service. Your Certificate of Eligibility (COE) confirms it, and Clear2 can request it for you.

Service Requirements

  • Veterans who meet minimum active-duty service time
  • Active-duty service members after 90 continuous days
  • National Guard and Reserve members who meet service requirements
  • Surviving spouses of service members who died in service or from a service-connected disability

Loan and Property

  • The home must be your primary residence
  • The home must pass a VA appraisal
  • A one-time VA funding fee applies unless you're exempt
  • Veterans receiving VA disability compensation are exempt from the funding fee
  • 1 to 4 unit properties are eligible when you live in one unit
VA Entitlement

How much can you borrow with a VA loan?

With full entitlement, the VA sets no loan limit. You can borrow what a lender approves you for with no down payment. If part of your entitlement is tied up in another VA loan, county limits help determine whether a down payment is needed.

Your SituationWhat It Means
Full entitlementNo VA loan limit and no down payment required
Partial entitlementCounty limit applies and a down payment may be needed above it
Restored entitlementAvailable again after a prior VA loan is paid off

Entitlement rules are set by the VA. Your loan officer will review your COE with you.

Who VA Fits

Is a VA loan right for you?

Most eligible buyers should start with VA. These profiles benefit the most.

First-Time Buyers Who Served

Skipping the down payment can move your purchase up by years compared to saving 5% to 20%.

Military Families Relocating

Your benefit is reusable. You can buy at each duty station and restore entitlement when you sell.

Disabled Veterans

Veterans receiving VA disability pay no funding fee, which lowers the cost of the loan from day one.

VA Loan FAQ

Common VA loan questions

How do I get my Certificate of Eligibility?

Clear2 can request your COE through the VA system during your application. You can also request it on VA.gov.

What is the VA funding fee?

It is a one-time fee that supports the VA loan program. The amount depends on your down payment and whether you've used your benefit before. It can be financed, and veterans receiving disability compensation are exempt.

Can I use a VA loan more than once?

Yes. Your benefit is reusable. Entitlement is restored when a prior VA loan is paid off, and you may have remaining entitlement even while a VA loan is open.

Is there a minimum credit score for a VA loan?

The VA doesn't set one. Lenders set their own minimums, which is why working with a broker who has access to many VA lenders helps.

Can a surviving spouse get a VA loan?

Yes. Surviving spouses of service members who died in service or from a service-connected disability may qualify.

Can I buy a multi-unit home with a VA loan?

Yes. VA loans cover 1 to 4 unit properties as long as you live in one of the units.
